Vermont – an amazingly beautiful state and an interesting one to do property title research. It has 14 “counties” and over 250 political units called towns, cities, unincorporated areas and more. Unlike most states where counties have central recording and tax offices, Vermont towns, etc. perform these functions. Recorder and Tax offices are not always in the same location. An extra twist on this is the schedule of these township offices. They are not all open each day during business hours. Some are, some almost are and some are open only for part of one day and some by appointment only. Some of the township offices are barely even offices. They even have weather!
It can drive clients crazy when they are used to 24 – 48 hour turn times from “normal” counties if they don’t understand the wacky schedules. It can certainly make it hard to control turn times. Add to that trying to figure out who the competent abstractors are and it can be a nightmare for any title office working on a crunchy deadline.
